With this option, you may invest money and get paid interest on that money. Invest $5,000 to $500,000 or more for 1 year and we will pay you 1% per month on that investment or 12% annual interest per year! Simply, you write a check to Sanford REI, do nothing and earn AND RECEIVE
1% per month or 12% per year until the end of our term. The end of the Term occurs when (a) we resell the property after the rehab is done, (b) we refinance the property after the rehab is done, (c) we wholesale it or (d) we hit the end of the year per our contract, WHICHEVER HAPPENS FIRST. Whichever happens first and it is time for you to get your principal back, you can get paid in full, reinvest some of your principal or reinvest all of your principal back on the next property!
This is the ONLY investing option where you will receive your interest on a monthly basis.*
You put in 50% of all costs, we put in 50% of all costs on our next investment property. You are a silent partner. We handle and oversee ALL of the work on our next property. We determine whether to Wholesale, it, Flip it or Buy & Hold/Refinance it. After all costs, including but not limited to all loans, rehab costs, payroll, expenses, carry costs, real estate commissions and closing costs are deducted at closing, you get your initial investment back PLUS 12% Annual Interest OR 25% of the net profit, whichever is HIGHER! We get 75% of the net profit. Please note that if we refinance, we normally do NOT receive back 100% of the equity. Your 25% net, in this instance will be 25% of the net proceeds after we refinance.
At closing, you get paid your interest in full and your Principal back before Sanford REI gets paid! This maximizes everything for you! In this option, you will NOT receive monthly interest checks. You get it all when we complete the Term. Again, we complete the Term when 1 of the following happens 1st (a) we resell, (b) we refinance, (c) we wholesale or (d) the full year has passed.*
You put in 100% of all costs, we put in 0% of all costs on our next investment property. You are a silent partner. We handle and oversee ALL of the work on our next property. We determine whether to Wholesale it, Flip it or Buy & Hold/Refinance It. After all costs, including but not limited to all loans, rehab costs, payroll, expenses, carry costs, real estate commissions and closing costs are deducted at closing, you get your initial investment back PLUS 12% Annual Interest OR 50% of the net profit, WHICHEVER IS HIGHER! We get the other 50% of the net profit. Here’s the best parts of this Option! You ALSO get 2 points when your investment check is received AND you will receive the 1st Lien Position on the Property with us PAYING FOR YOU TO HAVE YOUR LIEN FILED ON THE LAND RECORDS! AMAZING - 2 points upfront, 1st lien filed and paid for by Sanford REI and 12% annual interest OR 50% of the net proceeds, whichever is higher!!!
At closing, you get paid your interest in full and your Principal back before Sanford REI gets paid! This maximizes everything for you! In this option, you will NOT receive monthly interest checks. With this option, you are not necessarily investing into 1 of our properties but rather you will choosing what services you want from our Pricing List. Within this Pricing List includes the VERY POPULAR "Mentoring/Consulting" time blocks you can choose from too! The more time you pre-pay for, the lower the hourly charge will be! BUT FIRST, follow these steps!
1. Click the Button at the bottom of this page to be connected to our Contact Us page.
2. When you get to our Contact Us Page, complete & submit our Contact Form.
3. Once we receive the completed Contact Form back from you, we will set up a file for you and email you back, Thanking You and include our Pricing List.
4. When we receive your completed Pricing List back, we will then email you our 1 Page Contract.
5. Complete the 1 Page Contract by reviewing it, signing and dating it and email it back to us in a PDF format.
6. Once we received the fully signed and dated Contract back from you, we will process your payment and off we go!!!* and then Click Submit! Once we receive back your completed Pricing List, we will then ask you to pre-pay for those services you chose and once paid, we can then schedule your services.
