Owner financing is when you, the seller, essentially act as the bank and you will sell your home to a buyer on an agreed upon monthly amount, at an interest rate that is fair and for a term that both you and the buyer can agree upon! It does NOT totally matter whether you still owe money on your home, although having it paid off works the best! If you STILL owe money on your home, you can either do a “Subject To” deal whereby the Buyer will begin making your payments directly to your bank OR make a large payment to you as the Seller, you pay the mortgage payment and you keep the difference. Did you know if you owner finance your property, you can earn more money, over time, than the property is even worth versus you selling it now because YOU, not the bank, will be keeping the interest!
